Proposition 13 still needed

Residential property owners are most likely very excited about the tax bill that just passed. The most your property taxes can go up year over year is just 3 percent.

But on the other hand, most Nevada business, rental properties, including tenants, are being taken to the cleaners. An 8 percent tax cap is a joke. There is no equalization of property taxes in this bill, as required by the Nevada Constitution. I am sure lawsuits will be filed in mass within a month or two.

I would like to point out a very simple compounding fact that our Nevada Legislatures doesn't have a clue about.

My wife and I owned a home in California for 25 years under Proposition 13. With a 2 percent year over year increase, our house taxes of $800 per year only increased to $1,312 per year. It takes 35 years for a California property's taxes to double.

With a 3 percent year over year tax increase, it will take 24 years for your property taxes to double. This is obviously much better that what we have now.

With an 8 percent year over year tax increase, it takes just 9 years for the property taxes to double. The real shocker is when you extend the above numbers out 25 years.

If you start out with a $1,000 per year property tax bill, you will have the following after 25 years on the three different property tax cap rates: 2 percent = $1,640; 3 percent = $2,033; 8 percent = $6,341.

An 8 percent tax cap is criminal. Don't let the Nevada Legislature hood wink the citizens of Nevada like they did in 1981. Start thinking about a Proposition 13 for all Nevada citizens, business and property owners.

Just remember, the tax cap law that was just passed can be thrown out the window anytime the legislature meets in the future. These tax caps are only temporary.

I would like to thank Tahoe Women's Services, the sponsors, producers, cast, and enthusiastic community for making last weekend's outrageous production of Eve Ensler's Vagina Monologues electrifying. I know 21 people who attended because of my participation alone, and that has never happened anywhere before.

The material, as always, was strong, the set beautiful, the cast gifted, and the show professional, exceeding in talent and commitment even professional productions I have seen before. Each actor was compelling, hilarious, heroic, heartbreaking, or orgasmic - they gave it all. The audience, shouting and screaming with laughter, seemed overshadowed by the power of feminine spirit and sexuality.

There was an educational component, too. The subject of nitty-gritty womanhood is normally quite veiled. One viewer said, "Now I finally know what an orgasm sounds like!"

It appears that this effort has spawned a fresh beginning - a wave of interest and involvement by people introduced through this show to issues of domestic violence and sexual assault here at the lake. Anyone wanting to get involved may call North Tahoe Women's Services at (530) 546-1480.
