Even though the Nevada Property Tax Cap postcard deadline set for June 10 has passed, property owners should still sign the primary residence card or complete the affidavit of residential rental property and send one or the other back to the Washoe County Assessor's Office. Only 75,483 of the 125,000 cards sent have been returned so far.
The return post card will qualify a residence or rental property for either the 3 percent tax cap or the 6.9 percent tax cap signed into state law on April 6 to provide a partial abatement of taxes for the 2005/2006 tax roll in Washoe County.
If you own any type of residential property, single-family residence, mobile home or multi family dwelling, you should have received a card by now. If the property is your primary residence, complete the primary residence card and return it. If the property is a rental, even if rented for one day a year, you must provide the monthly rent amount on the affidavit of residential dwelling, even if you have returned the original "Rental Property card," to qualify for the lower cap.
If you have not received the appropriate form you should contact the assessor's office right away.
"The sooner the better, it's never to late for the Assessor's office to have the correct data," said Ernie McNeill, of the assessor's office. "All of those 125,000 cards sent will eventually have to be processed. It will be easier for property owners if we can get them back into our office as soon as possible."
"More than 2,000 cards came back return to sender, many cards were returned unsigned, and many returned with both boxes checked or no box checked," McNeill said. "We will be sending a follow-up letter to those people."
The cards are processed through the Assessor's Office and sent to the state Treasurer's Office for the property tax billing. The billing process has started so forms sent in now, which affect the qualification of the property, will result in an adjusted tax bill for the 2005/2006 tax year. The tax bill will display which tax cap was applied to the property. If a property owner wants to confirm their tax abatement has been processed they may also view that online by going to the Assessor's Office Web site under "Property Assessment Data" or by going directly to www.co.washoe.nv.us/assessor/cama.
Any card not returned will result in the property being assigned the higher tax cap. If a card is not received in time to be processed before the tax bills are mailed in July, the property owner will be required to use the appeal process through the Treasurer's Office to receive the tax abatement.
Some mobile home owners have received an affidavit from the Assessor's Office, even if they have sent in a postcard, to clarify the tax cap regarding land ownership. If the property is your primary residence check the box, "Is not a rental property." If you rent the land or the land and mobile home to someone you must complete the rental data portion.
