North vs. South a clear distinction



The distinction between the North and South shores have never been more clear. The North Shore, specifically the casino corridor, and nearby Kings Beach and Tahoe Vista, do not have the ability to expand their infrastructure like the South Shore communities. We have limited redevelopment capability.

I agree continued transit-oriented redevelopment is needed. Each community first requires sidewalks, bus shelters, transit service that is more frequent, etc. These infrastructure improvements were stated in the individual community and have never been addressed. Our redevelopment agency funds could support these improvements. Projects do not bring these infrastructure improvements — they are done piece meal and not done consistently.

“The redevelopment model on South Shore reduces the total number of lodging units, replacing them with more upscale, amenity-rich accommodations that provide the conveniences and proximity our visitors are demanding, but also results in a higher average daily rate. The formula is obviously working.” (From Carol Chaplin’s Jan, 21 Opinion Page column).

Again, most North Shore communities do not have the expansion ability that the South Shore has. Additionally, we need a better mix of moderate accommodations, not just huge timeshare complexes to allow all economic levels to enjoy the jewel of the Sierra. The loss of TOT by increasing the fractional/interval ownership model has not been analyzed. Many of these complexes do not have nightly rentals and impose CCR’s that do not allow it.
